LMI Calculator — Lenders Mortgage Insurance (Australia)

Estimate the lenders mortgage insurance premium on an Australian home loan. Enter the loan amount, the property value and the buyer type; the calculator returns the LVR, the deposit implied, and the premium Helia's public fee estimator quoted on 30 September 2026 — stepped by loan size and by each percentage point of LVR from 81% to 95%, with investment loans priced higher and first-home buyers about 10% lower. The figure includes GST and excludes stamp duty on the premium. LMI is waived at or under 80% LVR, and above 95% the estimator returns no premium, so the calculator says so rather than inventing a figure. The lender's insurer and the premium it actually quotes may differ. Useful for buyers weighing whether to save a larger deposit and brokers showing the cost of crossing an LVR threshold.

Helia's public LMI fee estimator, read 30 Sep 2026 — upfront premium including GST, excluding stamp duty on the premium; a term past 30 years loads it about 3% (31–35) or 6% (36–40). The lender's insurer and the premium it actually quotes may differ. Stamp duty on the premium (state-dependent) is extra. LMI at or under 80% LVR is waived; above 95% the estimator returned no premium. First-home buyer waivers under the federal 5% Deposit Scheme are not modelled.
